| An initial reservation may be made by telephone or e-mail and will be held for seven days pending the return of the completed booking form and initial deposit. The signing of the Booking Form, by the party leader, confirms acceptance of the terms and conditions set out below and shall be binding on the person(s) booking and intending to occupy the premises. | |||||||||||||||||
| Occupancy | |||||||||||||||||
| No single sex or under 21 yrs only parties will be accepted without prior approval. No pets accepted. For the comfort of the guests, the villa is a non-smoking home and no smoking will be permited anywhere in the villa. This ensures that the villa is maintained to the highest standards for all our guests. Should the management company find evidence of a breach of this condition it will be taken into account when assessing your security/breakage deposit. Your co-operation in this particular aspect is therefore requested and appreciated. To ensure comfort, security and compliance with Licensing Legislation, only persons named on the booking form may occupy the villa and any persons not shown on the booking form will be asked to leave. |

| Rental Period | |||||||||||||||||
| Only Saturday-to-Saturday bookings will be accepted for July and August. Any stays of 6 nights or less will incur a cleaning fee of £50/$95. The villa is available for occupation from 16:00 hrs on the day of arrival and must be vacated by 10:00 hrs on the day of departure. A later departure may be possible but will incur an additional charge and must be agreed, in writing, prior to commencement of the holiday. |

| Payment | |||||||||||||||||
| A deposit of £150/$290 per week is due within 7 days of your initial reservation, to be sent with your completed Booking Form. On receipt of your deposit we will bank your cheque and wait for clearance, following which we will send out a receipt and confirmation of the booking. Payment of the full balance, plus the refundable security deposit of £200/$390, is due 12 weeks prior to your departure. Any payments made by cheque must be received 7 working days prior to this due date. On receipt, banking and clearance of your party's final payment, we will send out your final instructions and information. If pool heating is required this should be requested at the time of the booking at additional charge. Use of the Cot/Crib, Highchair or Stroller must also be stipulated beforehand. Any payments made via PayPal will incur a 3.5% handling fee. |

| Security Deposit | |||||||||||||||||
| The client is held responsible for any damage or breakages that may be caused to the property or its contents and also for all items in the inventory during your stay. Any breakages or damage must be reported to the management Company as soon as possible and before you vacate the property. At no time should any of the inventory items be removed from the villa (with the exception of the Stroller, if needed). We require a refundable security deposit to be paid at the same time as your balance. This deposit will be repaid to your party by cheque within 40 days of your departure, providing the local management have reported no breakages or damage. We check inventory prior to your arrival and after your departure and will advise you of any faults. We retain the right to retain the security deposit either in part or in full) to cover breakages, damage or non-return of the keys. Receipts for repairs/replacements will be provided in the unlikely event that such retension of the security deposit is required. These may include additional cleaning costs for spills, stains etc. Guests will also incur the full costs of any penality charge made by the Sherrif's department in the unlikely event of a false call out by the alarm system. We reserve the right to pursue a quest for recompense for any and all damages caused, which may exceed the value of the security deposit, within 14 days of being served notice. Florida has a sub-tropical climate and care must be taken with food that is left uncovered. Apart from spoiling and contaminating areas, it can attract insects very quickly. Any costs incurred for additional pest control and/or cleaning may be passed on to you. |

| Insurance | |||||||||||||||||
| We strongly recommend that you ensure you have adequate Travel Insurance for the duration of your stay, to cover eventualities such as cancellation, accident, sickness and damage. | |||||||||||||||||
| Liability | |||||||||||||||||
| The owners and their agents do not accept liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused as a result of the use of the villa, pool, gym or games room. It is the responsibility of the adult members of the party to ensure that children are always properly supervised when in the villa, games room, pool and deck area. The gym equipment should NOT be used by children under the age of 14 yrs. The pool is equipped with the latest child safety fencing, in compliance with Florida State Law primarily for the protection of small children and should not be tampered with. | |||||||||||||||||
| Force Majeure | |||||||||||||||||
| The owners or their agents cannot accept responsibility, be responsible or be liable in respect of damage or changes caused by Force Majeure e.g. strikes, floods, closure of airports, hurricanes, weather conditions or other events beyond our control. | |||||||||||||||||
Complaints or Dissatisfaction |

| In the unlikely event of a complaint during your stay please contact the Management Company immediately. If the matter cannot be resolved you should contact the owner, in writing, within 14 days of the end of the rental period. If the problem has not been reported, as requested, to the Management Company the owner cannot accept any responsibility. | |||||
